The Story So Far
After a detailed design process – including feedback from local residents – full planning permission for the land south of Cherryfield Drive was approved in February 2025.
Tudor Place will bring around 800 new homes to Kirkby, with attractive green spaces, safe walking and cycle routes, and measures to support local wildlife. As part of Kirkby’s ongoing regeneration, our aim is to create a high‑quality, sustainable community closely connected to the town centre.

Our Proposals
Our proposals for Tudor Place would deliver a high-quality, mixed community of around 800 new homes, designed with sustainability and local character in mind.
The site includes a mix of 1 – 4 bedroom homes, including bungalows and apartments, to meet the needs of a wide range of residents in the area. 80 new homes will be affordable, of which 60 properties are affordable rent and 20 properties shared ownership, helping local people to take their first step onto the housing ladder or move into more suitable accommodation.
Residents will benefit from new green spaces, tree planting, and safe walking and cycle routes, along with measures to support wildlife.
A network of new walking and cycling routes linking to Valley Park and Kirkby Town Centre are included across the site. Two new access points will be provided from Cherryfield Drive and Bewley Drive, alongside improvements to the existing public carpark and local highways network.
To manage surface water on site, the proposals include Sustainable drainage systems (SuDS) such as attenuation basins and permeable paving to reduce surface water runoff, water butts to encourage rainwater re-use and energy-efficient heating via air source heat pumps.
Community Investment
As part of the planning approval, the development will provide significant investment in local infrastructure and community facilities, including:
- £816,769 to increase GP capacity in Kirkby
- £4,398,720 for additional secondary school places
- £1,999,128 for off-site public open space and improvements to local sports facilities
- £461,901 for off-site tree planting in the Kirkby area
- £56,000 for the council to support activities such as apprenticeships, local employment or trainee placements
- £6,500 for the implementation of a controlled parking zone
These contributions will support local services, enhance community amenities and ensure that the benefits of Tudor Place are shared across the town.
