Significant progress has been made at Tudor Place since our last update. This post sets out what has been completed, what is under way, and what residents can expect to see over the coming months.
Works completed
All identified contamination hotspots have now been fully remediated. Demolition of the former college building is complete, with the concrete crushed, recycled, and used on site. Asbestos removal at the former Golden Eagle Hotel area, carried out by licensed specialists, is now also complete. Final independent checks have confirmed all identified asbestos has been successfully removed.

We recently welcomed the Health and Safety Executive (HSE) – the UK’s independent regulator for workplace health and safety – to review our site procedures and records. We are pleased to confirm the review was positive, confirming the site to be operating in full compliance with all relevant regulations.
Works currently under way
Roads and sewer infrastructure works are ongoing across the site. This involves installing the underground pipes and cables before constructing the new roads and footpaths. In the former All Saints School area, remediation of the southern section is complete and new sewer infrastructure is now being installed.
A dedicated on-site security presence remains in place, and the frequency of HGV movements continues to be monitored and reviewed during school term time. Site working hours remain 8am–6pm Monday to Friday and 8am–1pm on Saturdays.
What to expect over the coming months
The table below sets out the key phases of activity planned over the months ahead. All programme dates are indicative and may be subject to change as work progresses.

Upcoming piling works: what residents can expect
From the week commencing 6 July, specialist vibro improvement piling works will begin on site. Vibro piling is a ground improvement technique that involves specialist equipment vibrating aggregate into the ground to improve the ground properties for the new homes foundations to be constructed on. Works are expected to continue for approximately three weeks, subject to weather and site progress.
Vibro piling is generally considered a less intrusive method than traditional alternatives and has been specifically chosen to reduce disruption. Residents living close to the site can expect:
· A low, steady level of background noise, similar to general construction activity, rather than sudden loud impacts
· Light, controlled ground vibrations, typically only noticeable very close to the site, monitored continuously to remain within safe and regulated limits
· Works progressing in short, phased sections, so any activity near a particular area will be temporary
· Equipment operated by experienced specialists using well-maintained machinery, designed to minimise disruption
