UPDATE 6 – W/C 23RD MARCH

Thank you to everyone who joined us at our drop in session at the Volair last week.

We really appreciated the chance to meet residents, answer your questions and hear your thoughts directly.

The main things you told us you’re interested in knowing more about are: construction activity and site safety, contamination, the benefits of the development for the wider community, and how we are keeping residents updated.

Your feedback is extremely important to us, and we are committed to using it to improve how we keep you informed. Future updates will be clearer and more open, so that we provide the answers that we know you want.

In April, we will provide you with more information on the site investigations completed to date, the safety measures in place, and the upcoming remediation works. We will also share more detail about day to day safety procedures on site, including how PPE and RPE is used.

Alongside this, we will provide clearer information on site phasing and planned activity, so residents have a better sense of what to expect as work progresses.

In short, we will:

  • Introduce more regular, forward‑looking updates, including more localised information, where this is helpful
  • Provide further details of the ground investigations and testing results
  • Share more information on how noise and disruption are managed
  • Explore additional ways of sharing information within the community, such as on‑site noticeboards and printed materials
  • Provide more details of the community investment and the wider benefits of the development

Working Hours

We would like to reassure residents that all activity on site continues to follow agreed working hours and all required safety standards.

A recent visit from the Health and Safety Executive (HSE) confirmed that the site is operating in full compliance with the relevant regulations. The HSE is the independent national regulator for workplace health, safety, and welfare in Great Britain.

What is happening on site

Below is an overview of progress across the development and what residents can expect in the coming weeks.

Environmental reporting and compliance

We’re pleased to let you know that all identified contamination hotspots have now been fully remediated. Our environmental consultants are preparing a report that will be submitted to Knowsley Council for approval. We also recently welcomed the HSE to site. Their review of our procedures and records was positive, confirming that we are employing the highest safety standards.

Site wide remediation and access

General remediation continues across the wider site. We are also building temporary roads inside the works area to manage construction traffic and minimise disruption to the surrounding area.

Former College Area

Demolition of the college building is now complete. Our teams have begun remediation works to remove the remaining hardstanding and any underground obstructions. As part of our commitments to sustainability, concrete from the demolished building will be crushed and recycled on site to create reusable material for future construction.

Former All Saints School Area

Remediation works in the southern section of the site are largely complete. We have now started installing new sewer infrastructure. Along Cherryfield Drive, utility companies are continuing their work to lower equipment ahead of the new site entrance being constructed.

Former Golden Eagle Hotel Area

In the coming weeks, we will be safely removing asbestos containing materials from this area. All works will be carried out by licensed specialists following strict health and safety requirements that will keep contractors and the wider community safe.

How the development will benefit the community

As part of the planning approval, the development will provide significant investment in local infrastructure and community facilities, including:

  • £816,769 to increase GP capacity in Kirkby
  • £4,398,720 for additional secondary school places
  • £1,999,128 for off-site public open space and improvements to local sports facilities
  • £461,901 for off-site tree planting in the Kirkby area
  • £56,000 for the council to support activities such as apprenticeships, local employment or trainee placements
  • £6,500 for improvements to the Cherryfield Drive car park

As a major regeneration project in Kirkby, Tudor Place will generate local employment opportunities across a range of trades throughout the build programme. This includes around 160 construction jobs each year, alongside approximately 185 jobs across the wider supply chain. The development will also deliver more than 1,700 social value weeks, including work placements and employment opportunities.
